Frequently Asked Questions
We know that taking on a building project… whether it is an extension, a loft conversion, a new build or a full renovation, raises a lot of questions. We have pulled together the answers to the ones we are asked most often by homeowners across the Greater Manchester area. If there is something you would like to know that is not covered here, just give us a call on 0800 177 7701 and we will be happy to help.
Do I need planning permission for a house extension in Greater Manchester?
>Not always. Many extensions fall within permitted development rights, which means no formal planning application is required. The rules depend on the size, position and type of extension, and on whether the property is in a conservation area or subject to any specific planning restrictions. It is worth noting that several areas we regularly work in — including parts of Altrincham, Bowdon and Saddleworth — include conservation areas where permitted development rights can be more restricted than elsewhere. Abstract Construction Services will assess your specific situation from the very first conversation and manage any necessary planning application on your behalf.
Do I need planning permission for a loft conversion?
>Most loft conversions fall within permitted development rights and do not require a planning application. However, front dormers, properties in conservation areas and certain roof types are exceptions to this. What every loft conversion does require — regardless of planning — is building regulations approval, which covers structural integrity, fire safety, insulation and means of escape. We handle both the planning and building regulations process on your behalf as part of our full service.
How much does a house extension cost in Greater Manchester?
>Costs vary depending on the size, type and specification of the extension. As a general guide, single storey extensions typically start from around £20,000–£35,000, while double storey extensions usually begin from £40,000 upwards. Costs can vary depending on the materials specified, the complexity of the build and the existing condition of the property. We provide detailed, transparent, itemised quotes so you know exactly what you are committing to before any work begins — no vague estimates, no unexpected costs appearing midway through the project.
How long does a house extension take to build?
>Once work is underway, a single storey extension typically takes between 8 and 14 weeks to complete, depending on size and specification. A double storey extension will generally take between 14 and 22 weeks. These timelines assume that planning and building regulations are in place before work begins. We provide a clear programme at the start of every project and keep our clients updated throughout, so there are no surprises about where the project stands.
What is the difference between a dormer and a Velux loft conversion?
>A Velux or roof light conversion fits windows into the existing roof slope without altering the roof structure itself. It is the most cost-effective option where the loft already has reasonable headroom. A dormer conversion extends vertically out from the roof slope, creating a flat-ceilinged space with full standing height and significantly more usable floor area. Most homeowners in Greater Manchester with substantial properties choose a dormer or hip-to-gable conversion, as these make the most of the available space — but we will always advise you honestly on which option suits your particular property best.
Do you work with architects and interior designers?
>Absolutely, and we enjoy it. Many of our clients across Greater Manchester come to us with architects or interior designers already involved in their project, and we have a strong track record of working collaboratively with design professionals. We read drawings carefully, communicate proactively with the design team and flag any practical considerations honestly rather than just building what is in front of us and hoping for the best. If you have a design professional you work with regularly, we are confident they will find us a straightforward and reliable build partner.
Are you insured and do you comply with building regulations?
>Yes, without exception. Abstract Construction Services carries full public liability insurance on every project, and all of our building work is carried out in compliance with current building regulations. Where a project requires structural engineering, we work with qualified structural engineers whose calculations are submitted as part of the building regulations process. You will never be left exposed on a project we have delivered.
Do you carry out work in conservation areas?
>Yes. We have experience working in conservation areas across Greater Manchester, including in Altrincham, Bowdon and Saddleworth. Conservation area projects require additional care around planning applications, materials and the overall approach to the work. We manage the planning process on your behalf and ensure all work is carried out in compliance with the specific requirements of the conservation area in question.
